Completing a residential mortgage with First West
This guide provides requirements, contact information, and processes that help you efficiently process a mortgage with First West. Please review the details below.

Service Level Commitments
- Requests received on or before 3:00 PM (Pacific Time) Monday to Friday (excluding BC and Canadian statutory holidays) will be processed same day, providing all is in order. (Note for Legal professionals outside the lower mainland: Wires have a cut off time of 10:00 AM and must include all required documents/information at the time of request)
- Requests received between 3:00 PM to 5:00 PM (Pacific Time) Monday to Friday (excluding BC and Canadian statutory holidays) will be processed on a “best efforts basis” providing all is in order. No guarantee of same day funding. The solicitor must be proactive and contact the First West Mortgage Lending Administration Team
- Requests received during the weekends or statutory holidays will be processed the next business day providing all is in order.

Requests for funds
Funding of mortgages may happen in one of two ways:
First Canadian Title’s Managed Mortgage Solutions (FCT’s MMS) program
If given Solicitor Instructions through First Canadian Title’s Managed Mortgage Solutions (FCT’s MMS) program, follow guidelines from and refer all questions directly to FCT’s MMS program at mortgage@fct.ca or 1-877-525-1264
Direct Solicitor Instructions from First West
Submission of funding request
If First West provides direct Solicitor Instructions to legal professionals, follow the checklist below.
Checklist for funding:
- Refer to Service Level Commitments for details on time requirements on funding requests. Funding may be delayed if there are any irregularities or discrepancies on First West’s side. You will be notified of any delays exceeding our regular service level commitments noted here. This may involve arranging alternative methods of receiving the funds.
- When requesting funds, email FWRetaillending@firstwestcu.ca with the following being required:
- Best practice email subject line, should contain (if you know the details): Region, Branch, Account number, Member Name, Task (e.g. request for funds)
- Required document: Solicitors Interim Report and Request for Funds. Updated November 2024 (see under Residential Mortgage Tools, item 3). With attachments for:
- Copy of signed Form B
- Title insurance (required in the amount of $1M or the purchase price, whichever is greater)
- If applicable, the PPSA Registration document must be attached
Disbursement instructions
- Use your First West trust account, or
- If you do not have a First West trust account:
Legal professionals in the Greater Vancouver and Lower Mainland area: Pick up a cheque at First West Credit Union head office (200 – 19933 88th Ave Langley, BC V2Y 4K5
Legal professionals outside the Greater Vancouver and Lower Mainland area, in your request for funds, choose one of the following options:
- Pick up a cheque at a local Valley First or Island Savings branch.
- Wire transfer request:
- A fully completed request must be submitted prior to 10:00 AM on the day of advance. Although unlikely, a wire could potentially take up to one to two business days to arrive.
- If received after 10:00 AM or funding delayed*, you will need to choose alternative method to receive funds or be prepared to receive funds the next business day.
- Any other options requested will be reviewed on a case-by-case basis.
Submission of Final Mortgage Documentation Package
First West requires the Final Mortgage Documentation Package and The State of Title Certificate to be provided in digital format. Do not mail a hard copy.
Please email them to FWRetaillending@firstwestcu.ca and include branch, member name and account number, and Final Report in subject line.
Requests for discharges and submission of payout funds
Discharge Requests
All discharge requests are to be routed through Dye & Durham – AtSource Solutions Inc. Please contact them at 604-538-3221, toll free 1-866-538-322, email clientsupport@atsourceinc.ca for set up and any questions you may have.
Please provide at minimum 3 to 10 business days notice for a payout statement. Requests received in 2 days or less will be completed on a best effort basis
- Exceptions to using AtSource – PPSA, Lease Land, Indigenous Land, Marine Mortgages and Cultus Lake. If you would like to request this type of discharge please email us at FWRetaillending@firstwestcu.ca
Payout funds
First West Credit Union has adopted the AtSource eChequeOut solution to receive funds electronically and this is the preferred method for receiving payout funds. Funds sent after 3:00 PM via eChequeOut will not be received until the next business day and payout effective the day of receipt.
Alternatively, you may courier a cheque and payout package to the First West Credit Union head office in Langley (address in contact information) or drop of a cheque and payout package to a local Envision Financial, Valley First or Island Savings branch.
Please ensure any additional per diem is added to cover any time the funds may be in transit to First West.
